A premier office space in Dubai’s Burj Khalifa is on the market for $12.2 million, drawing attention from Gulf family offices and international investment funds. The 6,073-square-meter shell and core space offers 360-degree views of the city and remains unoccupied, allowing future owners to customize the interior. This listing coincides with a surge in Dubai’s commercial real estate market, which saw 9,038 sales transactions totaling $24.5 billion in 2024. The Burj Khalifa itself reported property sales worth 467.1 million AED last year, marking its 15th anniversary with a cumulative total of 8.8 billion AED in sales since its inauguration. The office space provides access to premium amenities, including the world’s highest restaurant, At.mosphere, observation decks, fitness facilities, and the Armani Hotel Dubai. Imel Bitout, Associate Director at Christie’s International Real Estate Dubai, noted that the property offers exceptional value compared to similar luxury markets worldwide.
